Front Facade

The existing green front door and glass were not original to the house and were in need of an update.  Diamond shaped stained glass was installed to match the original stained glass windows above the front door.  This glass, along with a new stained wood front door and hardware, made for the perfect update, while staying true to the original design.  The new Spanish style light fixtures and a fresh coat of paint on all of the windows and roof eaves completed the look.  We also removed the existing red awnings over the 1st floor windows.

The owners fell in love with this house because it had a large roof deck over the garage, which offered views of downtown.  The problem was that the roof deck and garage completely bisected the backyard and blocked all views of the backyard- the kitchen had views of the parking area.  Also, the roof deck and garage were not in good condition.  Luckily these were old additions from the 1990's and not original to the house, so the existing roof deck and garage below were removed.  There was then room to expand out into the backyard and build an addition containing the new kitchen and den, with a new roof deck above it.

Kitchen

The old kitchen only had views of the parking area and was pretty dark.  It was demoed and became a new laundry, mudroom & storage area.  The new kitchen now takes advantage of views of the beautiful backyard.

This new kitchen/den addition has the new roof deck above it. Two deep arched entries into this new space help create better circulation and flow on the first floor.  They also mirror other existing arches in the house and are typical in a Spanish style house.

Laundry, Mudroom & Storage Corridor

The large window over the old kitchen sink was replaced with a new window over the now laundry sink.  The old kitchen became the new laundry, mudroom and storage corridor.

Living Room

New lighting was installed in the existing living room above.  The fireplace was also updated with a new mantle and tile surround.

Dining Room

During construction, we discovered the original wood plank ceiling in the dining room that had been covered up over the years through previous renovations.  We decided to refurbish it and leave it exposed.

Master Bathroom

The master bathroom was demoed and became the master closet.  The new master bathroom was created from an old sitting room off of the master bedroom.
